Welcome to the new Cedar Crest Owners Website!
This website will provide you access to numerous Cedar Crest documents, including the owners roster and our annual calendar. It will also allow you to review and respond to e-votes and enquiries from the Board of Directors. Below is a recap of current information on our budgets for 2020 that requires your vote by November 30th. On Monday November 25th, we will send you a notice with specific information with detailed budgets for your approval. Here are some highlights:
General
- Our proposed budget for the 2020 year (9 months) is complete and results in a lower cost than the current year
- The Board has a new contract with USRM for administrative, coordination and maintenance services. The initial term is for 9 months during which we will continue to review our needs and fine tune our costs pending a longer-term contract beginning 10/1/20
- The Board has adopted a new policy regarding assessments, payments and enforcement which you will soon find on the Owner’s website along with the 2020 budget.
- We will be sending you a notice in the near future for your input & response on various topics to help us implement reasonable changes for the future.
Master Association
- As a result of the Reserve Study conducted last year, at the annual meeting in September, the owners decided that effective January 1, 2020. We will create a quarterly assessment of $324 per lot to build our reserves. This will be in addition to your regular $1372 per lot quarterly assessment for a total of $1696 per lot per quarter.
Marina Association
- The Board has approved a Special Assessment for January 1, 2020 in the amount of $330,000.00 for Phase 1 of the new concrete breakwater system
- A yearend newsletter will be posted to the website the first week in December giving a full status report on various Marina projects for 2019 and 2020, along with our yearly schedule of operations and proposed new rules and regulations.
You will be receiving another email on November 25th that will direct you to the website to review the PROPOSED 2020 budget documents and final Special Assessment information to replace 4 or our 7 Floating Wave Attenuators where you will be asked to vote your approval of our proposals no later than 5:00 pm November 30th after which voting will be closed.
REMEMBER, IN THE E-VOTE SYSTEM THERE IS NO PROVISION FOR A PROXY, THEREFORE IT IS NECESSARY THAT EACH OWNER FULFILL YOUR OBLIGATION AND VOTE.
